The location was good BUT NOT on beach as shown on adverts! Have to go out and walk around side street to get to beach! Hotel is very dated! Rooms are too old . In fact the entire hotel is too old and swimming is just dirty. Fun for kids but to older people or those looking for smarter accommodation - this is not the place . Both lunch and dinner were teribble in quality and taste - ended up eating out side. Breakfast was decent. I would not come back - there are far better hotels at lower costs. I come to Goa annually and stay for 1 month at a time experimenting with all types of hotels.
